Getting a Vacation Rental Guest-Ready: The Repair List
Short-term rentals in Davenport, Haines City and Kissimmee live or die on reviews. The repairs guests notice first, and how to stay ahead of them.
The east side of Polk County and the neighborhoods just over the Osceola line are full of short-term rental homes, and those homes take more wear in a year than most primary residences take in five. Different guests every week, luggage on the walls, pool towels on every door, and nobody who lives there to notice the small things before they become review material. We work with owners and managers who need a crew that can turn a list into a finished house between check-out and check-in. Here is the list we work from.
What guests notice first
- The front door and lock. A sticky deadbolt or a smart lock on a door that has sagged so the bolt does not throw. This is the first thing a guest touches, often at midnight after a long flight. Our post on fixing a sticking door covers the usual causes.
- Bathrooms. Mildewed caulk, loose toilet seats, slow drains, a shower door that drips on the floor and a fan that does not clear the steam.
- Walls. Scuffs from luggage, holes from removed frames, patched spots that were never painted.
- Doors and closets. Bifold doors off the track, missing door stops, closet rods pulled out of the wall.
- The lanai and pool cage. Torn screen panels, a screen door that will not latch, and loose patio furniture hardware.
- Anything that does not work. Ceiling fans with a wobble, outlets with no power, a garbage disposal that hums, a dryer that takes two cycles.
The between-guest turnover list
Most turnover work is small and fast if it is caught early. Cleaners see it first; the fix needs someone who can be there the same day or the next. A typical visit for us covers a batch of items: rehang a bifold, replace a toilet seat, re-caulk a tub, patch and paint a wall, fix a cabinet door, tighten a loose railing, replace a dead smoke detector, reset a sliding screen door. The handyman list approach applies perfectly to rentals: one visit with a list beats six separate calls, and it is how we price it.
Build for abuse
A rental house should be finished differently from a primary home, because it will be treated differently.
- Satin or semi-gloss paint on walls so scuffs wipe off. A washable finish in a single, consistent color throughout so touch-ups are easy. Keep the paint on hand.
- LVP flooring instead of carpet. It handles sand, pool water and spills, and it cleans fast. See our post on carpet to LVP.
- Solid door hardware with lever handles, and door stops on every door.
- Grab bars and a handheld shower in at least one bathroom. Families with older guests look for them.
- Pet screen on the lanai doors if pets are allowed, and honestly even if they are not.
- Anchored furniture and TVs, especially in homes that host families with small children.
Seasonal and storm items
Between the busy seasons is the time for the bigger work: repainting, replacing a worn vanity, regrouting a shower, rescreening the whole cage. After a storm, the post-storm priority list gets a rental back on the calendar.
Working with owners who are not here
Many rental owners live out of state or out of the country. We are used to working from photos, cleaner reports and a manager's punch list, sending photos of finished work, and coordinating with the cleaning schedule so the house is ready for the next check-in. Clear scope, a written estimate and photos before and after are how we keep that trust with someone who cannot walk the house.

Turnover repairs are priced by the visit and the list, which is far more economical than per-item calls. Larger refresh work such as painting, flooring or bathroom updates is estimated separately. Can you do repairs between guest check-out and check-in?
Yes, when we have the list ahead of time and the window is realistic. Most turnover items are small and a single visit with a list covers them. Bigger work is scheduled for gaps in the calendar.
Do you work with property managers?
Yes. We take punch lists from managers and cleaners, coordinate around the cleaning schedule and send photos of the finished work.
What finishes hold up best in a rental?
