Stucco Cracks on a Florida Home: Normal or Not?
Hairline cracks in stucco are part of owning a block home in Central Florida. Here is how to tell the harmless ones from the ones letting water in.
Most homes in Polk County are concrete block with a stucco skin, and nearly all of them have cracks somewhere. That is not a sign of a bad house. Stucco is a rigid cement coating on a wall that moves a little with heat, moisture and settlement, and something has to give. The question is never whether you have cracks. It is which ones are cosmetic and which ones are letting water into the wall.
Cracks that are usually harmless
- Hairline cracks thinner than a credit card, running randomly or in a faint map pattern. These are shrinkage cracks from the stucco curing, and they show up on new homes within the first year or two.
- Short cracks at the corners of windows and doors. Openings concentrate stress, and a diagonal crack from a corner is common. Watch it, but it is rarely urgent.
- Cracks along control joints or where two materials meet. The joint is doing its job.
Cracks that need attention
- Anything wide enough to slip a dime into. Water gets in, and in a Florida downpour it gets in fast.
- Long horizontal cracks, especially at the height of the floor line or the top of the block.
- Stair-step cracks that follow the block joints underneath. These can mean the block wall itself has moved, and they deserve a closer look before they are patched over.
- Cracks with staining, bulging or soft stucco around them. Water is already behind the surface.
- Cracks where stucco meets a window frame, a hose bib or a light fixture. These are the leaks we get called about most, because water tracks straight into the wall cavity.

Look at the whole wall, not just the crack
Before repairing anything, walk the house after a heavy rain and look for where water is actually going. Sprinkler heads that hit the wall every morning keep stucco saturated and are a leading cause of the soft, blistered patches we see at the base of walls in Polk County. Gutters that overflow at a corner do the same thing higher up. Planting beds mounded against the block hold moisture at the bottom course. Fixing those conditions costs little and it is what keeps a patch from failing.
Why patching with caulk fails
The usual homeowner fix is a bead of caulk smeared over the crack and painted. It works for a season. Caulk shrinks, the crack keeps moving, and the paint over the caulk cracks differently than the paint over the stucco, so the repair becomes more visible than the original crack. On a wide crack it also traps water behind the wall.
How a proper stucco repair is done
- The crack is opened slightly with a grinder so the patch has something to bond to, and any loose stucco is removed.
- Hairline cracks get an elastomeric patching compound that stays flexible. Wider cracks get a stucco patch mix, applied in a way that matches the existing texture.
- The texture is the part most repairs get wrong. Knockdown, sand, dash and smooth finishes each need a different technique, and a flat gray patch on a textured wall is obvious from the street.
- The patch cures, then it is primed and painted. On a home that has not been painted in years, one patch will never blend, and the honest advice is to paint the whole elevation.
Paint is part of the system
Stucco depends on its paint. A sound elastomeric or high-build acrylic coating bridges hairline cracks and sheds water. Once the paint is chalky and thin, every hairline becomes a path for moisture. Frequently asked questions
Are hairline cracks in stucco a problem?
Usually not. Thin, random cracks are shrinkage from curing and are normal on block homes. They should be sealed when the house is painted so water cannot get behind the stucco, but they are not a structural concern.
What stucco cracks should worry me?
Cracks wide enough to fit a dime, long horizontal cracks, stair-step cracks following the block joints, and any crack with staining, bulging or soft stucco around it. Those are letting water in or may indicate movement.
Can I just caulk a stucco crack?
Caulk is a short-term fix that shrinks, shows through paint and can trap water. A proper repair opens the crack, patches with a flexible or stucco compound, matches the texture and repaints.
Will a stucco patch blend in?
With the right texture technique and fresh paint, yes. On a wall that has not been painted in years, a single patch will show, and the better result is repainting the whole elevation.
