Laundry Room Repairs and Layout in Florida Homes

Washing machine hoses, drain height and ventilation are the three things that cause damage here.

Laundry rooms cause more water damage per square foot than any room except the bathroom, and almost all of it comes from three preventable things.

1. Washing machine hoses

Rubber supply hoses fail, and when they fail they do it at full pressure with nobody watching. A burst hose puts an enormous volume of water into a house.

• Replace rubber hoses with braided stainless. They cost very little and they are a different class of reliability.
• Replace them on a schedule anyway rather than waiting — the packaging usually gives a service life and almost nobody observes it.
• Turn the supply off if the house will be empty for a while. Or fit a single-lever shutoff, which makes that practical rather than awkward.
• A leak sensor on the floor behind the machine costs very little and catches a slow leak before it reaches the drywall.

2. The drain

Washing machines discharge fast, and a standpipe that is too short, too narrow, or improperly vented overflows. If your machine occasionally spills at the standpipe, that is what is happening — it is a plumbing problem, not a machine problem.

The trap also has to be correct. A missing or improperly configured trap lets sewer gas into the room, which is the usual cause of a laundry room that smells.

3. Dryer venting

The most-ignored fire risk in a house. Lint accumulates in the duct, restricts airflow, and the dryer runs hotter and longer.

• Rigid metal duct, not flexible foil. Flex duct traps lint at every ridge.
• The shortest practical route with minimal bends.
• Terminated outside with a working damper — never into an attic, a crawlspace or a garage.
• Cleaned annually. If drying times have got longer, that is the reason.

Layout

If you are rebuilding the room: a pan under the machine with a drain, a counter over front-loaders, and a wall cabinet high enough to open a top-loader lid. Those three decisions determine whether the room works for the next decade.
