The ones we see most: doors that were never adjusted properly and now bind, trim and caulk lines opening as the house settles, drywall cracking at corners, tile grout failing where the substrate was not prepared, and bathroom ventilation that was fitted but never ducted properly.
If you are inside a warranty period, document what you find and notify the builder in writing before anybody repairs it. A quietly fixed defect is very hard to claim afterwards.
Older homes near the lake
The other half of St. Cloud is genuinely older, and the work there is what it is everywhere in Central Florida — moisture, rot and systems that have reached the end of their life. Lakeside properties get more humidity than inland ones, and it shows in exterior trim, in soffits, and around windows.
The honest approach on an older house is to open things up enough to see what is actually going on rather than covering it. Painting over rot buys a season.
