Brandon and Riverview sit west of us along the I-4 and US-301 corridors, and between them they cover a very wide spread of house ages — from established 1980s Brandon neighborhoods to Riverview subdivisions that were farmland fifteen years ago.
The 1980s and 1990s window
A house built in that period is now thirty to forty years old, and that is precisely the age where the original kitchen and bathrooms stop being dated and start being worn. Cabinet boxes are frequently still sound while the doors and finishes are not — which is why cabinet refacing is worth pricing against replacement rather than assuming a gut is needed.
Bathrooms of that vintage are where the Florida-specific problems live. Original waterproofing under tile has usually given up, and when we open up a wall we regularly find soft subfloor and rot around the tub and the toilet flange. That is not optional to repair, and it affects the final number — but finding it during a planned remodel is far cheaper than finding it after a leak.

The other end of the market. In a house under ten years old the issues are installation defects and builder-grade components reaching their limits rather than genuine wear. Doors, trim, grout and caulk are the usual list.

Frequently asked questions
Should I reface cabinets or replace them?
It depends on the boxes. If the cabinet boxes are structurally sound — and in a well-built 1990s kitchen they frequently are — refacing gives you a new kitchen face for considerably less than replacement. If the boxes are damaged, badly laid out or water-affected, replacement is the honest answer. We will tell you which you have.
