Deferred work gets expensive

That matters more than it sounds, because home repair problems in Florida escalate in a predictable direction. A failed caulk line lets water behind tile. Water behind tile softens the substrate. A soft substrate lets the tile move, which opens more gaps. By the time it is obvious, the repair has grown from a caulk job into a rebuild.

The same sequence applies to exterior trim, to soffits and to anywhere flashing has failed. Small, cheap, early — or large, expensive, later.

Ridge and lakefront housing

Sebring and Avon Park sit on the southern Ridge with a lot of lakefront and retirement housing. Sun exposure and humidity are the two constants, and both are hard on exterior paint, on wood trim and on anything with a seal.

Wauchula and Hardee County are more rural again, with older housing and larger properties. The work is the same; the distances are longer, which is why we schedule it deliberately rather than fitting it around Lakeland jobs.
