Rental Turnover: The Repair List Between Tenants

The window is short and the list is predictable. Handling it in one visit costs far less than in three.

Turnover is the one window where a rental is empty and work can happen without coordinating around anybody. It is short, and what gets done in it determines how the next tenancy goes.

The predictable list

What is worth spending on

Durability rather than appearance. In a rental, materials that survive are worth more than materials that look expensive — LVP over carpet, semi-gloss in wet areas, solid-core doors where the budget allows, and quality hardware that outlasts a tenancy.

What is worth doing every time

Photographing the property thoroughly at turnover, before and after work. It is the cheapest documentation there is and it settles disputes.

Why one visit

Every separate call carries the cost of getting somebody there. A single scheduled visit that works through the whole list is materially cheaper than the same list handled reactively over six months — and it means the property is ready rather than nearly ready.

Frequently asked questions

What should be checked at every turnover?

Drywall and paint, door latches and hinges, all caulk lines in wet areas, flooring transitions, cabinet hardware, exhaust fans and every stop valve. Those are the items that predictably fail and that cause larger problems if they are left.

Is it cheaper to handle repairs in one visit?

Considerably. Each separate call carries the cost of getting a crew to the property. Working through a full list in one scheduled visit removes that repeatedly and gets the property genuinely ready rather than nearly ready.
