The HVAC Drain Line That Causes More Ceiling Damage Than Anything Else

Why Florida air handlers overflow, the one-minute monthly habit that prevents it, and what to do when it has already happened.

Of all the small maintenance items on a Florida house, this is the one with the worst ratio of effort to consequence. It takes a minute a month and it prevents one of the most common and expensive interior damage events we get called about.

What is actually happening

Air conditioning pulls a remarkable amount of water out of Central Florida air. That condensate collects in a pan under the evaporator coil and leaves through a drain line.

Over time the line grows algae and biological sludge — warm, dark, constantly wet is ideal for it — until it clogs. Then the pan fills and overflows.

In most Florida homes the air handler is in the attic, directly above finished ceilings. So the overflow goes into the drywall below, and the first sign is usually a brown stain on a bedroom ceiling.

The monthly habit

1. Find the condensate drain line at the air handler. It is usually a white PVC pipe with a T-shaped vent and a cap near the unit.
2. Remove the cap.
3. Pour in about a cup of distilled white vinegar.
4. Replace the cap.

That is the whole routine, and it keeps the biological growth from establishing. Do it monthly through cooling season, which in Central Florida is most of the year.

Avoid bleach — it is hard on some system components and on the drain pan over time. Vinegar is effective and gentle.

Check that it is actually draining

Find where the line discharges outside — usually a small PVC stub near the exterior wall or the condenser. While the system is running on a humid day, it should be dripping steadily.

If it is dry while the air conditioner is running hard, the line is blocked or the water is going somewhere else. That is worth acting on immediately.

The float switch is your backup

A safety float switch sits in the drain pan or the drain line and shuts the system off when water backs up. It is the difference between an inconvenience and a ceiling repair.

• Confirm you have one. Not every system does, particularly older installations.
• Test it annually, or have it tested during a service.
• If your air conditioner shuts off unexpectedly on a hot day, a tripped float switch is one of the first things to check — the system is protecting your ceiling.

If you do not have one and the air handler is in the attic, adding one is inexpensive and it is among the best-value protections on the house.

Signs it has already clogged

• Water stains on a ceiling below the attic air handler
• Water around the base of an indoor unit
• A musty smell near the return or from the vents
• The system shutting itself off unexpectedly
• Standing water visible in the drain pan

What to do if it has overflowed

1. Shut the system off so it stops producing more water.
2. Clear the blockage, or have it cleared — a wet vacuum applied to the outdoor discharge end usually pulls the clog out.
3. Dry the affected area thoroughly and quickly. In Florida humidity, mold begins within a day or two.
4. Assess the ceiling. Water-damaged drywall does not recover its strength and should be cut back to sound material rather than dried in place. See our guide to drywall repair.

6. Find out why it clogged, and start the monthly habit.
